Good evening.  Baz, I visited the Atlanta gardens in October a few years back with HighSchool friends.  The gardens were done  up for Halloween!  Fun exhibit. But not as important as this one.
Tsk, lovely flowers and gardens
Plumbers in two states said not important to drain hot water heaters.
Have not had time to try the printer
Vet came by this afternoon with her two chihuahuas.  So sweet and cute!

Lani - No worries because you weren't able to be posting in the Beak.  Please take care of your obligations and get your rest when you can.  You always faithfully post here, and it is perfectly understandable when the time comes where you just cant.  We will see you here when it is good for you. :-*

Tig - Good report from your Water Heater tech!

Kb - I checked with my hubby as to your water heater questions, and he said (what you already are thinking), that it depends on your water (whether how hard or soft the water is), and how well the Manufacturer coated the inner tank.  Usually folks who have soft water have more luck with their heaters.   He said the inner lining by the Manufacturer has a lot to do with the well being.  He said that when someone purchases a heater, that you are at the mercy of the manufacturer in that they coated the inner tank well.  We, the purchaser cannot see this.  He said that some of it depends on how lucky the purchaser is to get a well made heater.  My hubby is not an expert, but he takes care of everything for us, including water heaters and he has seen and experienced a lot over the years.    Hubby said he does drain a couple of gallons off the bottom every couple of months just to try and keep good maintenance.   He said that they don't make them as well as they used to.   Hope some of this info helps.

Yes, my city softens our water....I was alluding to the fact that here at least, the water is/tastes different from suburb to suburb....etc...city to city depending on how they treat it.

My city/suburb in fact is rated often as the best tasting water in the state...I concur....I drink a lot of water right out of the tap....with ice of course, LOL..

I won't be draining this one (water heater)...I also purchased and paid for a 13 year warranty...

How often should you replace the anode rod in a water heater?
Most water heater manufacturers will recommend inspecting the condition of the sacrificial anode every one (1) to three (3) years and replacing it when it has been consumed more than 50%. This is especially true if you have hard water or use a water softener.

The sacrificial anode is an essential component of your water heater. It’s a long metal rod, made of magnesium or aluminum, which extends through the tank’s interior.

It attracts particles of iron, limestone or other minerals present in the water through an electrochemical process and corrodes in place of the tank. In other words, it “sacrifices” itself to extend the life of the water heater.

Anode Rods are made of aluminum or Magnesium - the metal used is determined by the hardness (4 grains/gal. or above is considered hard) and ph value (7.0 is considered neutral - above 8.0 or below 6.5 will cause corrosion to water pipes and water heaters(anode rods first)) of your water supply.  A high hardness level will cause rapid deteriotion of the rod and leave calcium deposits in the water tank - aluminum is best for hard water conditions and Magnesium for soft water.
In my location, I get water from a deep well with a hardness level of 21, the last time it was tested.  I know that since then the water plant has added a softenor system, so not sure what the water hardness is at the house.  My first water heater lasted 9 years.  My current heater was made in 2003 and installed in 2004.  I have only drained the heater once and that was at about 2 years old - did not see any amount of sediment, so have not done it since.  But every time the water system is shut down for maintance, my tank syphons dry and this occurs about 4-6 times per year.  So it is getting drained on a regular basis.. ::)
My main concern at this time is that my anode rod is a solid rod (some are in sections) and my rod is 10 in. longer than my clearance to the ceiling, so the tank has to be removed to change the rod. :P

So - most plumbers will admit that frequent draining of the tank is not needed for most water types, but they will be more than willing to do it if you request it. ::)  BUT, the anode rod can not be checked for condition without a partial draining of the tank. Anode rod failure will result in tank failure.  A check of the anode rod every 5-7 years can be a matter of peace of mind that your tank is still good and will hopefully make it to 15-20 years.  I would equate it to changing your transmission fluid every 75K on your car.  Also, some water sources do not fall into that central safe zone that leads to long life for the water heater - most will not have any idea what the PH is for their water - that first check at 5-7 years will give them notice of problems, if the anode rod is showing premature aging.
